The original development was started in the early 1960's.  You own your Oceana home and the ground on which it stands.  You hold full title and grant deed.
    The common area is owned by the Oceanside Land Co. and leased to the association and subleased to the owners of homes in Oceana.
    All homeowners belong to the HOA.  The HOA fees cover landscaping, exterior house painting, streets and driveways, cable TV,  water, trash collection, sewer fees, and the clubhouse facilities.
